The Sequence
Every project moves through the same four stages.
Nothing here is unusual. What is unusual is that the same group is responsible at every stage, so nothing is renegotiated at a handover.
Brief and feasibility
The site, the budget, the programme and the deadline. We establish what the plot will carry and what the money will reach before anyone draws an elevation.
Concept and visualisation
Plans, massing and the first renders. You approve the project as an image and as a set of areas — and that image comes from the model the drawings will come from.
Documentation
The full construction set: details, schedules, specifications and the authority submissions. This is the stage most studios rush and most sites pay for.
Construction and handover
In-house site teams build it, coordinate the trades and snag it. The same people who drew the detail sign off the thing that was built from it.
